Lionsgate Financial Group LGF Inc, operating as Lionsgate Financial Services is a licensed mortgage brokerage providing mortgage brokerage and financing related services.
Lionsgate works with various banks, credit unions, institutional lenders, alternative lenders, private lenders and other funding sources in an effort to identify financing solutions appropriate to the circumstances of each prospective borrower.
Lionsgate is not itself necessarily the lender in a transaction. Unless expressly stated otherwise in writing, financing decisions, lending criteria, approvals and final loan terms are determined by the applicable lender.
Nothing on this website constitutes a commitment to lend, commitment to arrange a mortgage, guarantee of financing or guarantee that any particular financing product will be available.

Where reasonably necessary to provide the services you have requested, and subject to applicable privacy and regulatory requirements, information may also be disclosed to or discussed with potential lenders, funding sources, service providers or other parties involved in evaluating or arranging potential financing.

Depending upon the circumstances and subject to applicable law and any additional consent required, verification may include identity, contact information, property information, employment, income, business or corporate information, documentation, publicly available information and other information reasonably necessary for underwriting, fraud prevention, regulatory compliance or evaluating a potential mortgage transaction.
Lionsgate may use authorized third party service providers and information sources in carrying out appropriate verification.
Additional consents may be requested where required by law or by a particular verification provider, lender or transaction.
5. NO GUARANTEE OF APPROVAL
Submitting information to Lionsgate does not create an entitlement to financing.
Lionsgate cannot guarantee that a particular lender will consider an application, issue an approval or commitment, fund a transaction, or offer any particular interest rate, loan amount, loan to value ratio, payment, term or other financing condition.
Any preliminary rate, payment, loan amount, financing scenario or other information discussed before formal lender approval is illustrative or preliminary unless expressly stated otherwise.
Financing remains subject to underwriting, verification, documentation, property requirements, lender requirements and final approval.
6. FINANCING DECISIONS AND LENDER CRITERIA
Different lenders maintain different lending policies and risk tolerances. Those policies may change from time to time.
A financing request may not meet the requirements of a particular lender or the financing sources available through Lionsgate for numerous reasons, including income, credit, debt servicing, property characteristics, loan to value requirements, documentation, lender policy, verification requirements, risk assessment, market conditions or other underwriting considerations.
If Lionsgate is unable to arrange financing, this should not be interpreted as a determination that financing cannot be obtained elsewhere.
Another brokerage, financial institution or lender may have different products, policies or underwriting criteria.
Where appropriate, Lionsgate may suggest that you consider another lender, brokerage, financial service provider or alternative financing solution.
7. RIGHT NOT TO PROCEED
Lionsgate is not obligated to submit or continue working on every financing inquiry received through this website.
Lionsgate may decline to proceed with or discontinue work on a financing request where, for example, an appropriate financing solution cannot be identified, requested documentation is not provided, information cannot reasonably be verified, lender requirements cannot be satisfied, there are fraud, compliance or regulatory concerns, or Lionsgate otherwise determines that it cannot appropriately provide the requested service.
Such a decision does not necessarily constitute a determination concerning your ability to obtain financing elsewhere.
8. ALIGNMENT OF INTERESTS AND COMPENSATION
Lionsgate’s objective is to successfully arrange appropriate financing wherever reasonably possible.
Where Lionsgate’s compensation in connection with a transaction is contingent upon successful completion or funding, Lionsgate does not receive that contingent compensation unless the transaction successfully completes or funds.
Accordingly, Lionsgate generally has a commercial interest in successfully completing viable transactions rather than declining viable financing opportunities.
Nothing in this section guarantees financing or means that every financing request can or will be completed.
Any applicable brokerage, lender, appraisal, legal, administrative, third party or other fees associated with a particular transaction will be disclosed as required by applicable law and applicable transaction documentation.
9. REFERRALS AND OTHER FINANCING SOURCES
If Lionsgate cannot provide an appropriate financing solution directly through the funding sources available for a particular request, Lionsgate may, where appropriate and permitted by law, identify or recommend another brokerage, lender or service provider that may be able to assist.
Where information is to be transferred to another party, Lionsgate will handle that information in accordance with applicable privacy and regulatory requirements and obtain additional consent where required.
Any third party ultimately makes its own independent decisions concerning whether to provide services or financing.
10. COMMUNICATIONS AND AUTOMATED MESSAGES
By submitting your contact information through this website, you acknowledge that Lionsgate Financial Services and its mortgage brokers, mortgage agents, employees and authorized representatives may contact you in connection with your inquiry, financing request, application and related services.
As part of the normal inquiry and client communication process, you may receive telephone calls, text messages and emails.
Certain communications may be generated, scheduled or delivered using automated communication systems.
Communications may appear to come directly from the individual mortgage broker, mortgage agent or Lionsgate representative assigned to your inquiry or file, including through that person’s designated telephone number, email address or communication account.

Nothing in these Terms prevents truthful criticism, honestly held opinions, good faith reviews, complaints to Lionsgate, regulatory complaints, reports to law enforcement, communications with legal counsel, legal proceedings, or the exercise of any right that cannot lawfully be restricted by agreement.
13. CONFIDENTIALITY OF THE APPLICATION AND UNDERWRITING PROCESS
You acknowledge that communications concerning a financing inquiry may include confidential information relating to underwriting, lender requirements, financing options, documentation, lender responses, approvals, declines and the reasons associated with financing decisions.
Lionsgate will protect applicant information as required by applicable privacy law.
You acknowledge that Lionsgate may be unable to publicly disclose confidential applicant information merely for the purpose of responding to public commentary concerning an application or financing decision.
Where you choose to publicly discuss your experience, you agree not to knowingly present false information as fact or knowingly create a materially false or misleading account of communications or events.
Nothing in this section restricts lawful and truthful communications or any legally protected complaint, report or proceeding.
14. COMPLAINTS AND RESOLUTION
